A roof maintenance program should include the following components:
- Inspections: A scheduled thourogh inspection performed twice per year. Once in the spring and once in the fall. Additional inspections may be necessary after a major hail storm, or after other construction trades have accessed the roof, i.e. new equpment installations.
- Cleaning: Removal of debris from the roof left by others that could damage the roof. Removal of debris that could empede water drainage. This not only includes the drainage in the roof system but also the water drainage system.
- Repairs: Re-application of deteriorated sealants. Repairs to roof where defects are present.
- Reporting: Detailed reports outlining the condition of the roof, work performed, checklist of inspected items, and photographs to support the documentation.
- Estimates: Detailed estimates of work that is in need to be done. This would also include replacement cost estimates in the event the roof is at the end of its life cycle.
